Where are tiny homes legal in Ontario?

Ontario makes it very difficult for people who want to live in tiny homes to do so. While there are many places in Canada and America that will allow for these tiny homes and make it easier for you to build the one that you would like, Ontario has some very specific rules about how this can work. For the most part, Ontario will not allow you to build a home that is less than 800 square feet. Since most tiny homes are 400 square feet or less, so half of that, this makes it very difficult to get one of these homes built.

Due to a lot of different restrictions that are in place, the government in Ontario makes it hard to find a tiny home or an RV to live in. In fact, it is illegal to live in one of these full time unless you are in an RV resort or another similar place where RV’s are allowed. If you want to go the easy route, you can make your tiny home into an RV and then choose an RV park to live on full time. This is a method that a lot of people have considered and it is effective. However, you will struggle to get to choose where you live and will not have your own land.

In Ontario, you are not able to build a smaller home on your own ground and then live in it. The home has to be at least 800 square feet, with some areas requiring it to be larger. And then there are a ton of bylaws and codes for building that you will need to follow a well. The MPAC will need to assess the building when you are done as well.

Some people have thought to build a little shed or something on the same land as another home and then live there for less. This may be a possibility in some areas, but Ontario makes that difficult as well. The MPAC will also assess any shed, garage, building, and outhouse to check how it is done. And then you will need to pay yearly taxes on it. While a shed can be less than the 800 square feet, it would not be considered habitable and if it were found you or someone else were living in it, then you would be shut down and fined.

If the home is on wheels, the property needs to be on a concrete foundation to keep them safe during a tornado.
